In 1996, Engineer Nicolas Corcione, who had already been working in the construction and development market in Panamá as a Civil Engineer specializing in Project Management, with a mere 26 years of age has the vision and opportunity of acquiring, remodeling, and eventually sale a series of medical consulting offices at the Centro Medico Paitilla. Without any investing power and capital to make this vision tangible, he manages to convince and persuade a small group of potential investors, including his father Dr. Guiseppe Corcione, into putting forth the necessary capital in exchange of a bonus if the desired results were to be achieved. This project was an instant success and the rest is history.
As a result of that first project, Grupo Corcione opens its first offices with only 6 employees in a 60 square meter unit and undertakes on its first real estate development called Villa Margarita. This small project consisted of a 5 storied building, with 32 apartments of 40 square meters each, located in Parque Lefevre. Villa Margarita went on to become the first real success of the newly integrated construction and development enterprise. Consequently, 2 more similar projects took place in the surroundings of this very same sector which provided the foundations of the development of Corcione Group.
By the end of the 1990´s Corcione Group underwent the development of their first project of social interest located in El Pedregal: Altos del Naranjal. This project consisted of a total of 130 houses starting at $19,000 and later in La Chorrera: Villas del Campo, with a total of 300 houses starting at $25,000. These projects provided ample experience in the development of horizontal real estate projects, and were characterized for being time and cost efficient; which today both are still under development: Altos del Campo y Terrazas del Oeste, located at the ever growing sector of Chorrera.
In parallel to these projects, CONSTRUCTORA CORCIONE & ASOCIADOS, S.A was created as the construction enterprise of the group to offer construction services such as: warehouses, hangars, post-tensioned slabs, and general civil work for promoters, architects, and local construction builders.
By 1999 the group was already comprised of 15 permanent collaborators, among them: Architects, Engineers, Foremen, and Administrative Personnel, also including more than 100 temporary collaborators. By the year 2000, the enterprise opened its new headquarter offices in Nuevo Paitilla for the following 9 years.
The very first high rise building developed, administered, and built by the enterprise was the project Atlantis located in El Cangrejo: a 21 story building consisting of apartment units ranging from 110 to 130 square meters respectively, and designed by architect Alfonso Pinzón. Taking advantage of the newly created area called Punta Pacífica, the enterprise pioneers the development of this sector with projects such as: Centro Comercial Plaza Pacífica (Super 99), Courtyard View building, and residential complex Ocean Park towers 1 and 2. The latter project, consisting of 2 apartment towers, each 44 stories high and 140 meters of altitude, stands as a landmark to the enterprise and has prevailed to this day as the iconic work of Grupo Corcione mainly due to its exquisite design, the quality of its finishes, and last but not least because of its great sales´ success. For the presale phase of the project, the enterprise built an on-site apartment model before the initiation of the overall project, innovating, and setting the bar that would eventually create a tendency for local developers to emulate.
At the same time, the enterprise develops its first building residential complex in Costa del Este, Green Bay Towers: a 4 building residential complex with a total of 280 units at the most exclusive and newest residential area of Panamá. This project offered accessible dimensions ranging from 76 square meters (2 bedroom), to 125 square meters (3 bedroom). The project began in the year 2005 and was finished in 2009.
By the beginning of the real estate boom era, in early 2006 the enterprise glimpses the opportunity to be more aggressive and uses it to position itself as leaders in the construction and development industry, portraying a new corporate image and creating the trademark, logo ,and slogan: Grupo Corcione “Construyendo Confianza” (Building Trust). From this point forward, the enterprise embarks in the development and construction of 4 new residential projects very well strategically located across 3 different points of the city, and with local and international potential targeting middle-upper class, and upper class segments. These 4 projects are: SF67 (San Francisco), Park One (Altos del Golf), Breeze (Costa del Este), and Ocean Sky (Coco del Mar). The latter becoming the second real estate icon of the enterprise, mainly due to innovating by hiring well-known international interior designer Adriana Hoyos. Hoyos was in charge of interiors and common social areas, and executed a plan with high-end quality finishes never seen before in the local market, with a modern and contemporary style that once again made Grupo Corcione pioneers of setting a new tendency in Panamá. These projects successfully finished between 2008 and 2010.
By mid 2007, due to the great surplus of residential products in the city, the enterprise undertakes a property search in the Pacific beaches of Panamá. The strategy consisted of offering different products of “secondary homes”, anticipating a boom cool-off. From this search, two great projects are born (both are successfully under development today): Bahia en Playa Serena and Casamar in Rio Mar. The former project initiates at the end of 2008 under a global financial crisis, whilst banks stopped lending for projects. Meanwhile, Grupo Corcione firmly believed with tenacity and conviction that the international crisis was not to affect Panama, and they chose to move forward with the development and construction of such project with the support of their internal partnership that firmly believed in such vision. Today, this decision proved to be the right one, as they are currently successfully finishing the first of two apartment towers. The second tower is currently under construction. The latter project, Casamar, is considered the largest and biggest development of the group thus far; byproduct of the vision and the merging of two development groups along with local investors and international architects. Casamar is currently under phase one of construction and development and it is comprised by two residential complexes: Marinazul and Altamar. The Macro Project´s Master plan contemplates a 5 star hotel from the prestigious chain Marriott: town center, beach club, sports facility, and residential land lots on the edge of the Pacific Ocean shore.
By the year 2009, Grupo Corcione and its affiliates premieres its new headquarters and modern corporate offices located in Green Plaza in Costa del Este, a commercial project created by the group and headquarters the executive team, administrative and technical personnel, a modern sales showroom, and the commercial team of the enterprise; a grand total of 50 collaborators engaging with the group and its clients.
Recently, Corcione Group planned a high-end residential building in the prestigious macro project Santa Maria, where the most important and prestigious golf course of Panama is being developed; designed by Jack Nicklaus, and set to initiate in 2012.
Throughout the past 15 years, construction and project management enterprises - Constructora Corcione & Asociados, S.A., Constructora CPA, S.A. y CPMI, S.A. – have executed more than 150 private obras of any type, and built over 500 thousand square meters. Today, the aforementioned enterprises have bid for public work contracts like the new building of the Asamblea Nacional de Diputados and other works taking advantage of the great public investment that Panama has generated in this new decade.
